A Landmark Brought Back to Life

Perched over the waves on one of Southern California’s most iconic piers, the Oceanside Pier Restaurant renovation wasn’t just a commercial build—it was a restoration of place and experience. This aging structure needed more than a facelift; it required a deeply considered structural redesign to bring it up to modern standards while honoring its unique setting and significance to the Oceanside community.

MDEP joined forces with general contractor CLTVT and design studio Tecscape to breathe new life into the restaurant, transforming it into a safe, stylish, and structurally sound space ready to serve locals and tourists alike.

Structural Solutions in a Challenging Environment

Working on a structure that extends over the Pacific Ocean introduces a unique set of challenges. Exposure to salt air, marine humidity, and pier movement required us to approach this project with technical precision and careful coordination.

MDEP’s engineering scope included:

  • Reinforcing existing structural elements to meet current safety codes
  • Integrating new design loads for upgraded kitchen and dining layouts
  • Collaborating with mechanical, electrical, and plumbing teams to ensure system compatibility without compromising structure
  • Making strategic structural modifications to accommodate a refreshed interior layout and enhanced guest flow

All of this had to be executed within a limited footprint and a sensitive, high-profile location, demanding efficiency, collaboration, and creativity every step of the way.
